The purpose of this manual is to provide recommendations and guidance for the effective implementation of the sustainable goals of each of the criteria identified within GSAS Design & Build Certification. [...] Carefully considered and effective site selection is a crucial component of green building practice, and the proximity to infrastructure is critical for developers and building occupants as it affects the value of the development, the value of adjacent premises and the health, comfort and wellbeing of people. [...] - Consider, in cases where a basic range of amenities does not already exist in the nearby vicinity, providing these services within the new development to reduce the need for transportation and encourage the development and growth of the community. [...] The primary functions of the traffic impact study are: to determine the existing traffic conditions on the road network surrounding the proposed development; to estimate the additional traffic likely to be generated by the proposed development; to assess the impact of additional traffic on the existing and future road network system; and to identify roadway improvements and alterations in the site.
