The purpose of this manual is to provide recommendations and guidance for the effective implementation of the sustainable goals of each of the criteria identified within GSAS Design & Build Certification for Parks Scheme. [...] Individual developments should consider and assess the potential advantages and benefits of the recommended design guidelines in relationship to the specific goals, requirements and conditions of the development. [...] Carefully considered and effective site selection is a crucial component of green building practice, and the proximity to infrastructure is critical for developers and building occupants as it affects the value of the development, the value of adjacent premises and the health, comfort and wellbeing of people. [...] The primary functions of the traffic impact study are: to determine the existing traffic conditions on the road network surrounding the proposed development; to estimate the additional traffic likely to be generated by the proposed development; to assess the impact of additional traffic on the existing and future road network system, and to identify roadway improvements and alterations in the site. [...] Sustainable landscaping and site design practices can improve the quality of the existing site and landscape and minimize the impacts on the surrounding environment including climate change, fossil fuel depletion, water depletion and pollution, air pollution, land use and contamination, and human comfort and health.
